Step 1: Figure Out What You’re Actually Selling
The first question is simple but important: are you selling just the home, or the home and the land?
- Home in a park or on leased land. You’re selling the home only. The buyer will either need park approval to keep it there or will have to move it.
- Home on land you own. You may be selling the home and land together. In Texas, a manufactured home can be treated as personal property (like a vehicle) or converted to real property (part of the land). How yours is recorded affects the paperwork and who handles the closing.

Step 2: Get Your Paperwork in Order
In Texas, proof of ownership for a manufactured home is a Statement of Ownership issued by TDHCA’s Manufactured Housing Division. Before you list or accept an offer, it helps to have:
- Your Statement of Ownership, or at least the home’s serial number or label number so the record can be found
- Information on any loan or lien, and a lien release if it’s been paid off
- Proof that property taxes on the home are current (for homes treated as personal property, these are billed separately from the land)
- If the owner has passed away, documents showing who has the right to sell, such as a will, probate papers, or an affidavit of heirship
Texas requires the ownership change to be filed with TDHCA after a sale, and filing late can bring an added fee. Having everything ready up front keeps the sale from stalling at the finish line.
Step 3: Understand What Buyers Will Look At
San Antonio buyers of mobile homes tend to focus on the same things:
- Age and condition. Newer homes are easier to finance and insure. Older homes, especially those built before June 15, 1976, often sell only to cash buyers.
- Roof, floors, and plumbing. Soft spots, leaks, and plumbing problems are the big three that make buyers walk away or lower their offer.
- Heat. South Texas summers are hard on older air conditioning systems. A working AC unit matters.
- Location and lot rent. For homes in parks, the monthly lot rent and the park’s rules can make or break a buyer’s decision.
